Next phase of apartments at large Saukville project advancing






Seeing strong demand for housing in Ozaukee County, Milwaukee-based Three Leaf Partners is moving ahead with a second phase of apartments at a nearly 100-acre mixed-use development in Saukville.

Known as Northern Gateway, Three Leaf has been partnering with Port Washington-based Ansay Development Corp. on the Northern Gateway project, which is located just north of the interchange of Highway 33 at I-43.

So far, the project’s northern end is home to a 129,000-square-foot American Orthodontics plant, a 58-unit senior housing complex that’s under construction and a neighborhood with 30 single-family homes and 40 duplex units, as well as the first phase of The Daniels apartment complex, which includes 115 apartments.

The development team is now planning to add an additional 100 apartment units.

A Three Leaf affiliate recently purchased the project site, located at 852 Commerce Way and 828 Market Street, from an affiliate of Ansay. The property was purchased for $1 million, according to state property records.

Site work has begun for the second phase, with the project expected to be finished by this fall, according to Three Leaf.

“Three Leaf Partners and Ansay Development Corp. are excited to move forward with phase two of the successful Daniels apartment community within the Northern Gateway master-planned development,” Three Leaf development associate Solomon Zarling said in a statement. “We are grateful to continue our partnership with the Village of Saukville as we expand Northern Gateway to help meet the significant residential growth and outstanding housing demand in the area.”

The southern portion of the Northern Gateway project includes Mel’s Village, which includes Gateway Sports Academy and public spaces, with housing, restaurants and a hotel planned in future phases.

Mel’s Village is in reference to Mel’s Charities Inc. of Cedarburg, which is collaborating on the development. The nonprofit focuses on supporting people with intellectual and developmental disabilities and providing memorial scholarships.
