Renderings released for Wauwatosa Village area townhouse project


Renderings for a 14-unit townhome development at 7746 Menomonee River Pkwy in the Wauwatosa Village area were released in plans submitted to the city’s Design Review Board.

The development, named Sonne Apartments and Townhomes, would feature a two-building complex: one with four rowhouse units and a separate three-story building with 10 apartments.

Plans for the formerly vacant site were announced last year and are intended to help address the area’s “missing-middle housing” need, said Jeffrey Hook, principal at Milwaukee-based development firm JJH3group.

“I think everybody’s excited about what we’re trying to do and excited about the location,” Hook said. “There’s a lot of activity going on in the village (area) for good reason — it’s a place that people want to be, and people want new, interesting products.”

Plans include a mix of one-bedroom apartments and three-bedroom rowhomes, all with in-unit laundry and either a patio or balcony. The development would also feature on-site garage parking. An alleyway between the two buildings is envisioned as a courtyard-style space.

Project partners include Wauwatosa-based Galbraith Carnahan Architects. The development cost is $6.5 million, Hook said.

If approved, the project would join two nearby apartment projects including Milwaukee-based Three Leaf Partners’ 153-unit Vista Village, opening this month, and Milwaukee-based Mandel Group’s 157-unit Harlow & Hem, expected to open in summer 2027.

Construction for Sonne Apartments and Townhomes could begin in November, with the development expected to open in late 2027, Hook said.

The committee will consider the design aspects of the development at its Aug. 6 meeting.
