Milwaukee Tool plans three-building expansion at Menomonee Falls campus

Brookfield-based Milwaukee Tool is planning the next phase of expansion at its Menomonee Falls campus.

The expansion would include three new buildings totaling 499,500 square feet, according to a project narrative, called “Project Red Wood,” submitted to the state Department of Natural Resources.

The new facilities would be built northwest of three of Milwaukee Tool’s existing Menomonee Falls buildings, which are located at 800 Flint Drive, 100 Heritage Reserve and N74 W12528 Leatherwood Court.

Earlier this month, the company’s request for a nonfederal wetland exemption for the Project Red Wood site was denied by the DNR.

“Project Red Wood is currently in very early, long-term planning to support future growth of our business,” a Milwaukee Tool spokesperson said Monday in a statement to BizTimes. “At this stage, our activity is limited to selecting a general contractor to perform preliminary, preparatory work only. Decisions on timing, scope, and any additional details have not yet been made. As with any project, we will comply with all state and local environmental requirements as this moves through the permitting process.”

Milwaukee Tool has added numerous facilities at its Brookfield headquarters, in downtown Milwaukee and in Menomonee Falls as the company has experienced significant growth for years. The company also has manufacturing facilities in Mukwonago and in West Bend (which opened in 2022).

At a recent Waukesha County Business Alliance event, Milwaukee Tool group president Tim Albrecht said the company has grown to approximately $10 billion in annual revenue and plans to double that figure by 2030.

Milwaukee Tool first announced plans to create a Menomonee Falls campus to support the company’s rapid growth in December 2019. At the time, the manufacturer said it hoped to build a massive multi-purpose campus that could reach up to 2.5 million square feet.

The company now has four buildings in Menomonee Falls, including the three south of the Project Red Wood site, which is northwest of the end of Flint Drive.

Milwaukee Tool purchased the 100 Heritage Reserve Menomonee Falls building, which is the former Strong Funds office building, in late 2024 for $6.7 million. Last year, it announced plans to invest $42 million into the facility.

The company’s other Menomonee Falls buildings include an IT and finance location at W127 N7564 Flint Drive; an event space, video/photo studio and advanced testing facility at N74 W12528 Leatherwood Court; and a testing and development facility at N58 W15350 Shawn Circle.
